A deed which conveys an interest in real estate after the death of the owner of the real estate. Beneficiary Deeds (or, in some states, "Heir Deeds") are considered nonprobate transfers, and the persons designated as beneficiaries on the Beneficiary Deed will automatically be considered owners of the property (without the need for probate) in states which allow Beneficiary Deeds.
